PLANNING, ZONING & BUILDING DEPARTMENT
The Planning, Zoning, and Building Department provides numerous services to the residents and businesses of the Town of Palm Beach enabling them to preserve and enjoy the town’s extraordinary beauty, quality of life, and small-town character.
Planning and Zoning
Planning and zoning functions include working with the Planning and Zoning Commission in implementing the town’s Comprehensive Plan and municipal Zoning Code, which guide the town’s natural and built environment. The Comprehensive Plan guides all future development in the Town, and is translated through the Town's Zoning Code. All proposed development/redevelopment within is reviewed for conformance to the Comprehensive Plan and the Town’s Land Development Regulations.
Proposed improvements to private property receive architectural review, either by the Architectural Commission or the Landmark Preservation Commission. The goal of this review is to promote, identify and preserve properties of special, notable, aesthetic or architectural character or historic interest or value which represent or reflect elements of the Town’s cultural, social, economic, political, and architectural history. The Landmarks Preservation Commission also considers eligible properties for designation as landmark properties under this program.
The department issues all construction-related and Public Works-approved right of way permits for work within the town. Projects are reviewed for compliance with the Florida Building Code as well as flood damage prevention (FEMA). We also provide protective services to our residents and businesses via inspections at construction sites for conformance to reviewed plans. All documents related to properties within the town are digitized and available for use by our customers.
Business Tax Receipt Program
The department assists new and existing town-serving businesses through its Business Tax Receipt Licensing Program.
The Department's Records Division retains records related to all properties in Town. These are accessible either on the web or at the department.
